Mortgage PITI calculator

The old root /mortgage.html was a Tailwind lab that did not share classroom chrome. This is the same math — principal and interest, taxes, insurance, HOA, PMI over 80% LTV — in the library. Pair with DTI and how much house. Rate-and-term months to recoup: refinance break-even.

Quick answer: This calculator estimates monthly principal, interest, taxes, insurance, HOA, and PMI from the price, down payment, rate, and term you type. The sample is a $425,000 home with $85,000 down at 6.5% for 30 years. 6.5% and the 0.55% PMI factor are examples, not a lender quote.

Monthly housing

Estimate only. Year-1 interest is the first twelve months on the declining balance, not loan × rate. PMI is on only when loan-to-value is over 80%. 6.5% is a typed example, not a Freddie Mac print. Lenders quote their own MI factor, impounds, and credits. Amortization table: /tools/amortization. Qualify the payment with DTI. Educational only.

What this means for you

What this means for you: the headline is the monthly housing check in this model, before groceries and other debts. PMI appears only when the loan is over 80% of the price. Closing costs are not in the down payment. Compare that payment with the rest of your debts on the DTI calculator.

How to use this calculator

  1. Open the Mortgage PITI calculator and keep the sample numbers or replace them with your own. The result updates as you type.
  2. Read the headline figure first, then the breakdown or chart under it.
  3. Use Copy share link if you want those inputs in the URL. The page is an educational estimate, not a filing, approval, or recommendation.
